"Very friendly, helpful staff, perfect location for sightseeing, very clean but a little noicy"

Fantastic views of the castle just unfortunately not from our room.Rooms very clean, beautiful white robes to wear, bed VERY comfortablecouple of negative points the shower was terrible and our room was next to the lift which meant it was noicy and our bed was under the landing above which again at times meant it was noicy we only stopped one night so it was no great problem.For the fantastic location, friendly staff and cleanliness excellent

"A good location with nice view of the castle. A sense of history. A warm and friendly atmosphere."

The rom we had had good views was adequatwe but a felt a little too small. The facilities were adequate and breakfast was marvelous.

We loved our stay at the Royal Overseas! Our room was very nice, decorated nicely with lovely bedding and a very nice bathroom, and the walk-in wardrobe was brilliant. We found the staff extremely pleasant and helpful. The hotel`s location was ideal. The view of Princes Street Gardens and the Castle was amazing, and it meant that many of the local attractions were within walking distance for our 7 yr old. We really enjoyed the welcoming atmosphere at the hotel, and would love to return for another visit. We have already recommended the hotel to our family and friends, and would not hesitate to do so to everyone else! Fantastic! Thank-you.

"Well situated for seeing the City"

Rooms were clean adequate.Breakfast first morning felt basic whereas the Sunday breakfast was served in a more open room with the food displayed,waiter service much better which made the experience a more pleasant one.

"Pleasant and cosy"

Wonderful situation, plumb central, superb views of castle! Not `posh`, but pleasant, comfy rooms, friendly service, lovely quiet residents `drawing room` with all newspapers etc. Have stayed there twice in last two years and love it, but I repeat not `posh`!

"charming hotel in a superb position"

My room was comfortable and well equipped.I ordered room service which was very efficient and delicious. My only minor complaint was that the floor boards were very squeaky and attached to the room next door so when myself or my neighbour walked around it was distracting. The bath was a fullsize one which was great, but the shower had a rather pathetic dribble! Other than that I had a very nice stay.

"One of best hotels stayed in"

Hotel staff were friendly and very welcoming. Room excellent - very clean and my single room was for once not the size of a broom cupboard! Throughly recommended.

Hotel is very comfortable, rooms nice and with excellent view of the Castle. Amenities good and staff very courteous and helpful. Would definitely stay at this hotel again on our return to Edinburgh.

"HIGH STANDARDS HELD AT OLD HOTEL"

"Ideal place to stay"

The Royal Overseas was the best place to stay - on Princes Street with lovely views of the castle. The staff were most helpful and accommodating. The interior was a bit shabby in places as was our room but it was clean and in an ideal position for all the sites.

The stay was good. But being a pure vegetarian had hardly few options for the breakfast. The hotel needs to increase few more options for the vegetarian stuff.

"Wonderful old period hotel, could not ask for a better location"

Was really impressed with this hotel, I would have no problem returning here in the future very handy for all the shops and bars. The view we had from our fourth floor room I wish I could bottle it and take it home. The castle was magnificent all light up at night and even with the slight haze it was much appreciated. The hotel staff were polite and pleasant and when asking them questions they new all the answers. We had a few drinks in the bar and prices where very reasonable, the breakfast was a full scottish and it was nice just to sit there and enjoy it and the views. Can.t wait to go back

We really enjoyed our stay. The hotel is very clean,the staff very friendly and the breakfast is fabulous. The hotel itself is interesting and cosy. I made the booking for 2 couples but we were very disappointed with our room when compared to the room our friends had, which was superior in decoration, size of room, bed and bathroom.

"Ok - Location excellent "

Hotel Location excellent. Lift wasn`t working and we were on the 4th floor so dragged our bags up all the stairs. No View from our room. Receptionanist poilte. Room ok, shower not very powerful. All in All not a bad hotel - You are paying for the location.

"Fantastic Location"

We really enjoyed our stay. The Staff were very helpful and pleasant. We were delighted to have a room overlooking the Castle, brilliant. Breakfast and service was excellent. Would recommend this hotel and will definately stay again mostly because of the location.

"Super Hotel! Highly recommended!"

Very quiet at night even though it`s in the town centre. Pubs and clubs are just around the corner. Had a fabulous time. Breakfast and meals in general are excellent with a lot of variety! A++ Beds are really comfortable too! Would use again.

The staff were very helpful. The room was clean and had everything I needed for an overnight stay. The bed was very comfortable. The breakfast was excellent. I would recommend this to anyone looking to stay in the centre of Edinburgh.

"Fantastic location!"

Beautiful location... the view from our room was directly at the foot of Edinburgh Castle, and worth the room rate in its own right!! However, this is an old hotel, and the standard of decor may not be to everyone`s taste... although I thought that the stuffed "pillow like" game animals along the stairs were pretty funny! Stairs were also quite creaky, so we did find ourselves awake rather early in the morning.. but on the whole very enjoyable! thanks.

The location of this hotel is exellent for a sight seeing weekend in Edinburgh. The staff were friendly and the rooms were clean, warm and comfortable. There was plenty of choice on the breakfast menu - and the portions were very generous!

friendly and very helpful. Very nice bathrooms, fluffy towels and robes. Little things that make travelling light nice and easy and all good quality. Delicious breakfast, fast service and good view. Single rooms rather compact, decor dated but comfortable.

The hotel is situated in a great location. Staff very pleasant and helpful. Three of us stayed in a very large and comfortable family room. Breakfasts fantastic (compliments to the Chef). Would definately return to the Royal Overseas.

It`s my kind of hotel, small and friendly, and with a personal service. The food was very good, best steak I`ve had in a while. Excellent choice at breakfast, and served, fresh and hot, to the table - made a pleasant change from the usual buffet arrangements. Excellent situation, and with an old fashioned charm and character. Hope things go well, and the trams are worth the upheaveal.
