"Good location"
Hotel was very clean but the room no.10 on the top floor the bathroom was very tired, toilet coming away from wall, tap loose and shower door loose and needed some tlc. This room was on the third floor with no lift, we are 60+ luckily fairly fit so ok but for some people this would not be acceptable.

We booked a twin room (First time ive been away with my daughter for 18 months due to my husband being very ill) and we were given single rooms. One bedroom had no light. TVs didnt work. No lights in corridor outside rooms, had to use torch to find key locks. Bathrooms grubby.

The location was good, and Tophams was a fine, but the room at Eaton Square was awful, tiny and shabby. The shower looked grotty, we did not use it. The bed was clean, so we put up with it for one night. It was a lot of money for what we got.

"For £228 for a double room Fri+Sat with continental breakfast as would expect "
The ensuite was like a caravan cabin clever plumbing but old type smell. Room clean and fresh but wearing, Good continental breakfast staff overstretched but helpful, near Victoria, room quiet. What would expect from budget London B+B.

"Very poor accommodation"
Location great, price on a par with other 3* hotels in area but the accommodation is far inferior. Tired decor, no mains lighting, shabby carpets, no hangers in wardrobe. The bathroom is a converted cupboard which is just like a 1970s caravan shower cubicle, the shower curtain has mould all around the bottom 18 inches and the extractor fan doesn`t work. I regularly stay in 3* hotels in this area and this cannot compete for value. It is 2* quality in my opinion.
